Tract home builders emphasize advertisements that promote extra low prices to get customers in the door. If talking to a tract builder be sure to pay close attention to what are the “standard options” in a home and what the cost of upgrades will be. Adding amenities to a home can be expensive and is the primary way they generate extra profit. And don’t think grand amenities are the ones that will cost big dollars, sometimes this could be as simple as an extra wall socket or cable jack costing you several hundred dollars. Tract builders also have a different business structure than their custom home builder counterparts. They are almost always a corporate business structure that relies on building home on speculation in lieu of serving the build-to-suit market that custom builders dominate. Tract builders’ corporate structure puts them in a position of being the Wal-mart of home builders, emphasizing low-cost over quality and long-term relationships with their customers and community.
